The short answer

Fabric care at IHR Dream Cleaning is priced by the item, not by the hour. A sofa is AED 30 per seat. Carpet is AED 10 per square metre, and a small rug starts from AED 50. A mattress is AED 79 for a single, AED 99 for a double or queen and AED 119 for a king. Curtains are AED 30 per standard panel, steamed in place. Every figure includes 5% VAT.

Three rules sit on top of the list. The smallest order of priced items on one visit is AED 100. Fabric items booked together with a deep clean or a move-in or move-out clean are 10% off. And a larger booking costs less: 10% off a booking of AED 500 or more, and 15% off from AED 1,000, given in place of the bundle when it saves more.

The total you work out from the list is confirmed from photos before anyone travels. You send pictures of the pieces, we confirm the count, the method and the final price, and only then is the visit paid for. The four services are described on the fabric care page, and the same figures appear on our price list. The rest of this guide explains how seats, square metres and panels are counted, and works through the sums for typical rooms.

Why fabric care is priced by the item and not by the hour

Home cleaning is sold by the hour because the work is much the same from one home to the next, and the customer decides how much of it to buy. Fabric care is different. A three-seat fabric sofa and a leather corner suite are not the same job, and neither are a wool rug and a synthetic bedroom carpet. An hourly price would either overcharge the simple jobs or rush the difficult ones.

A price per seat, per square metre, per mattress or per panel solves that from the customer's side. You can count your own furniture, so you can work out the bill before you book and check it afterwards. The price is set by the count, not by the clock.

The item price covers the cleaning of that item from start to finish. For a sofa that means vacuuming and dust extraction, spot treatment of marks, shampooing where the fabric suits it and an odour refresh. For a carpet it means dust removal, spot and stain treatment, shampoo or extraction and deodorising. For a mattress: deep vacuuming, spot treatment and a fabric-safe clean. For curtains: a fabric check, dust removal, spot treatment and steam.

What the photos decide

The list gives the price per unit. The photos settle three things the list cannot: the count (how many seats, how many square metres, how many panels and how tall), the method (which is chosen by the fabric, not by the stain), and whether the piece can be cleaned safely in a home at all.

So show the marks and name the fabric when you send the photos. The final price is the one we confirm to you before the visit.

Sofas: how seats are counted

A seat is one cushion position, a place where one person sits. A two-seater is two, a three-seater is three, and an L-shaped five-seater is counted as five. At AED 30 a seat the sum is simple.

SofaSeats countedPrice
Two-seater2AED 60
Three-seater3AED 90
Three-seater and two-seater set5AED 150
L-shaped five-seater5AED 150
Seven-seat corner sofa7AED 210

Shapes that are harder to count

A sofa with one long bench cushion, a chaise end, a corner unit or a matching ottoman is where two people can count differently. Photograph the whole piece from the front and say how many people sit on it. Armchairs and dining chairs are quoted individually from the photo. For floor-level majlis seating, send a picture of each run with its approximate length. In every case the count is agreed with you before the visit, not on the doorstep.

Leather needs a word of its own. The list price is labelled for shampoo cleaning, and leather is never shampooed: it is cleaned and conditioned with leather products. Say that the suite is leather when you book, and the method and the price are confirmed from the photos.

One sofa and the minimum order

A two-seater at AED 60 or a three-seater at AED 90 is below the AED 100 minimum order, so a visit for that sofa alone is charged at the minimum. Most people add something that needed doing anyway: the rug in front of the sofa, the armchair beside it or a mattress. A three-seater and a small rug come to AED 140 or more, which clears it.

A three-seat fabric sofa typically takes 45 minutes to just over an hour to clean. What the visit includes, step by step, is on the sofa cleaning page.

Carpets and rugs: how square metres are counted

Carpet is priced by area: AED 10 per square metre. Measure the carpet itself, length times width in metres, not the room it lies in. A rug two metres by three is six square metres. For fitted carpet, measure the carpeted floor of each room and add the rooms together. A rough measurement is enough when you book, because the photos and your figures are checked together before the price is confirmed.

CarpetAreaPrice
Rug, 2 m × 3 m6 sq mAED 60
Living-room carpet, 3 m × 4 m12 sq mAED 120
Fitted bedroom carpet, 4 m × 4 m16 sq mAED 160
Majlis carpet, 4 m × 6 m24 sq mAED 240

Small rugs and the word 'from'

A small rug is listed from AED 50. 'From' means a starting price: the final figure depends on the rug's size and type and is confirmed from the photo. For comparison, 5 square metres of carpet at the square-metre rate comes to the same amount. Bedside rugs, hallway runners and door mats are the sort of piece people mean by a small rug. Send the measurements with the photo and we tell you which line applies to yours.

Fitted carpet, furniture and stairs

For fitted carpet, say whether the room will be empty or furnished. Small furniture should be moved off before the visit. Mention anything heavy that has to stay, so the team knows it is working around it. Carpeted stairs do not measure neatly in square metres, so count the steps and send a photo. A room of fitted carpet usually takes one and a half to three hours, depending on its size and condition.

Rugs the list does not cover automatically

The square-metre price is for ordinary household carpet and rugs. Handmade, Persian, silk and antique rugs need a different wash, and some should go to a specialist workshop and not be cleaned on a living-room floor. Do not assume the list price applies to them. Describe the rug, send photos of the front, the back and the fringe, and the scope is confirmed first. The questions to ask are in Persian and handmade rugs: what to ask first. What the standard service covers is on the carpet cleaning page.

Mattresses: three sizes, one price each

Mattresses are the simplest line on the list: AED 79 for a single, AED 99 for a double or queen and AED 119 for a king. The price is per mattress and covers both accessible sides. A child's or cot mattress is priced as a single.

If you are not sure which size you have, measure the width. Shops sell the same sizes under different names, so the width in centimetres settles it faster than the label does. Give the measurement when you book if the bed is wider than a standard king or is made of two mattresses pushed together.

HomeMattressesTotal
One bedroom1 kingAED 119
Two bedrooms1 king, 1 doubleAED 218
Three bedrooms1 king, 2 singlesAED 277
Four bedrooms1 king, 1 double, 2 singlesAED 376

One mattress and the minimum order

A single at AED 79 or a double at AED 99 is under the AED 100 minimum by itself. A king is over it. One double and one single together come to AED 178, so two beds clear the minimum without anything else being added.

Each mattress takes about 30 to 45 minutes. A morning visit is the practical choice, because it leaves the afternoon for drying and the beds can be made that night. The preparation, such as stripping the bedding before the technician arrives, is listed on the mattress cleaning page.

Curtains: what counts as a panel

Curtains are AED 30 per standard panel, cleaned on the rail with steam. A panel is one hanging piece of fabric, so a window dressed with a pair of curtains has two. A standard panel is one up to about 2.5 metres tall. Taller panels are priced by size, so give the drop when you book.

Count what hangs, window by window. List lined and blackout curtains and any sheers behind them, and show them in the photos. The panel count is confirmed from those photos before the visit.

RoomStandard panelsPrice
Bedroom, one window with a pair2AED 60
Two bedroom windows4AED 120
Living room, three windows6AED 180
Villa living room and majlis, five windows10AED 300

Height, reach and the minimum

Four standard panels come to AED 120, which already reaches the minimum order. Six panels, a typical living room, take around two hours. Two limits apply. Panels taller than about 2.5 metres are not standard panels and are priced by size. And windows too high to reach from a step ladder are not included in this service, so say if you have double-height glazing.

Curtains are not taken down: the published method is steam on the rail. If yours need a full wash off the rail, on-site steam or take-down washing explains the difference. The service itself is described on the curtain cleaning page.

The minimum order and the bundle discount

The minimum order is AED 100 per visit. It applies to the total of the priced items on that visit, added together, not to each item. Hourly cleaning booked for the same day is separate and does not count towards it. If your items add up to less than the minimum, the visit is charged at the minimum.

A minimum is normal for work of this kind, for a plain reason. A fabric visit means a technician, a machine and products brought to your door, and that costs the same for one mattress as for six. The table shows how it works out for small orders.

OrderItems add up toThe visit is charged
One single mattressAED 79AED 100
One three-seat sofaAED 90AED 100
Three-seat sofa and a double mattressAED 189AED 189
Four curtain panelsAED 120AED 120
A 2 m × 3 m rug and a king mattressAED 179AED 179

The bundle: fabric care with a deep clean or a move

Fabric items booked together with a deep clean or a move-in or move-out clean are 10% off. The discount applies to the fabric items only, not to the cleaning hours. Fabric work can usually be scheduled alongside the clean when it is confirmed in advance, which saves a second appointment.

Take a two-bedroom apartment. Our hours guide puts a deep clean of that size at 2 cleaners for 4 hours each, which is AED 240 with your own products. Add a three-seat sofa, a 12 square metre carpet and six curtain panels: AED 390 at list prices, and AED 351 with the bundle. The saving on the fabric items is AED 39. A booking of that size also reaches the booking-size discount, and the two are compared, not added: the sum is in the common questions below.

What is not added

Every price on the list already includes 5% VAT. There is no call-out fee, and no extra charge for same-day visits, Fridays, weekends or public holidays. One addition can apply, and that is travel: Al Wathba, Al Shahama, Al Rahba and Al Samha carry a flat AED 20 per visit, added once however much is booked. The standard areas listed on our areas page have no travel fee. If your community is on neither list, call us and we confirm coverage before you commit to anything.

Worked examples: three typical bookings

Each example below is a sum from the list and nothing more. The last column shows the same items booked together with a deep clean or a move-in or move-out clean.

BookingItemsList priceWith the bundle
Apartment living room3-seat sofa, 12 sq m carpet, 6 curtain panelsAED 390AED 351
Bedroom setKing mattress, 2 single mattresses, 4 curtain panelsAED 397AED 357
Villa family room and majlisL-shaped 5-seater, 3-seater, 20 sq m carpet, 8 curtain panelsAED 680AED 612

The living room, line by line

Three seats at AED 30 each is AED 90. Twelve square metres of carpet at AED 10 is AED 120. Six curtain panels at AED 30 is AED 180. Together that is AED 390, well over the minimum. Allow most of a morning for the work and the rest of the day for drying.

The bedroom set

A king mattress at AED 119 and two singles at AED 79 each come to AED 277. Four curtain panels add AED 120, for AED 397 in all. It is a sensible booking before a new baby arrives, after an illness in the house or when moving into a furnished home.

The villa set

The L-shaped sofa counts five seats and the three-seater three: eight seats, AED 240. Twenty square metres of carpet is AED 200, and eight curtain panels are AED 240. The total is AED 680 at list prices. An order of that size has the booking-size discount, so 10% comes off by itself and it costs AED 612.

From the list price to the confirmed price

The sum you do from the list is an estimate until the pieces have been seen in photos. This is the sequence from there.

  1. Count your items: seats, square metres, mattress sizes, and curtain panels with their height.
  2. Book online, on the website or in the IHR Dream app, and choose the items and the day.
  3. Send photos by email: each piece from the front, a close-up of the fabric, the care label if there is one, and every mark you want treated. Say what caused each mark if you know, and what has already been used on it.
  4. We confirm the count, the method and the final price before the visit.
  5. You pay by card from My bookings on this website once the price is confirmed.
  6. On the day, the technician checks the fabric and tests a hidden spot before starting, and tells you about any mark that may not lift fully.

What can change between your sum and the confirmed price

Four things, and all of them show in photos.

  • The count. A corner sofa that seats seven and not five, a carpet that measures larger than the guess, sheers that nobody listed.
  • Panel height. Curtains taller than about 2.5 metres are priced by size.
  • A small rug. The listed figure is a starting price.
  • The type of piece. A handmade rug, a leather suite or anything that needs a method outside the list is confirmed separately, or we say that it is better handled by a specialist.

How payment and changes work

Payment is online, by card. Fabric jobs are paid from My bookings on this website once the price has been confirmed from the photos, and we never see your card details. A quoted job of AED 1,000 or more takes an advance of 30% through that link, with the balance settled the same way once the work is done. A tax invoice showing the VAT inside the total is available on request.

A visit can be cancelled or moved free of charge up to 6 hours before its start time. After that the late cancellation fee is AED 30, and AED 60 applies if the team arrives and cannot get in. The full terms are in our cancellation policy. If you want to add an item after booking, say so before the visit, so the time and the equipment are planned for it.

Comparing fabric cleaning quotes fairly

A price per sofa and a price per seat are not the same unit, and a quote without VAT is not the same as one that includes it. Before you compare two figures from any two companies, put them on the same footing.

  • The unit. Per seat, per sofa, per square metre, per room or per hour. Convert each quote to the total for your own furniture.
  • VAT. Ask whether it is inside the figure. On our list it is.
  • A minimum charge, a call-out fee or a travel fee, and when each one applies.
  • The method for your fabric, and whether it is tested on a hidden spot first.
  • What happens with a stain that does not lift. The honest answer is that complete removal cannot be promised before the piece has been seen.
  • Drying time, and what you are asked to do while the fabric dries.
  • Whether the price was given after seeing photos or guessed over the phone.

Price and method go together

The cheapest quote for the wrong method is the expensive one, because a shrunk cover or a water-marked velvet cannot be put right afterwards. Which method suits which fabric is set out in shampoo, steam or dry cleaning. The general way to put quotes side by side, for hourly cleaning as well, is in how to compare cleaning quotes in Abu Dhabi.

It also helps to be clear about what any fabric price buys. It buys the proper cleaning of the item with a method that is safe for it. It does not buy a promise that every mark will go. A fresh spill of tea and a two-year-old ink line are different problems, and a company that guarantees both before seeing the sofa is guessing.

Common questions about fabric cleaning prices

Do stains or pet odour cost extra?

The price list has no separate line for stains, for pet odour or for a type of fabric, and this guide will not invent one. What stains and odour change is the method and the time, which is why they should be visible in your photos and mentioned when you book. The final price is the one confirmed to you before the visit. What can realistically be done about pet accidents is covered in pets at home: hair, odour and accidents.

Is it cheaper to book an hourly cleaner and have the sofa done in that time?

It is a different job. A cleaner on an hourly visit vacuums a sofa, a carpet or a mattress and wipes what can be wiped. Washing fabric uses different equipment and different products, which is why it is quoted by the item and not by the hour. Booking the two together is the economical route: the home is cleaned by the hour, the fabric by the item, and with a deep clean the fabric items carry the bundle discount.

How often will I be paying this?

For most homes, once or twice a year. Our guide to how often sofas, carpets, mattresses and curtains should be cleaned puts the interval at six to twelve months, shorter for busy rooms. The living-room set in the examples, cleaned once a year, is AED 390 a year. If the sofa alone is done again six months later, that second visit is charged at AED 100 unless another item is added to it.

Do the bundle and the booking-size discount add up?

No. A booking gets one or the other, whichever saves more, and the booking form works that out by itself. The booking-size discount is 10% off a booking of AED 500 or more, and 15% off from AED 1,000. It goes by the price of everything on the booking, before any discount and without the travel fee.

Take the two-bedroom example above. The deep clean at AED 240 and the living-room set at AED 390 come to AED 630. The bundle would take AED 39 off the fabric items. The booking-size discount takes AED 63 off the whole booking, so that is the one applied, and the total is AED 567. Where the clean and the fabric items together stay under AED 500, the bundle is the discount you get.

Is there a different price for offices or large orders?

The list shows one set of prices for every customer. What a large order changes is the discount: a fabric order of AED 500 or more is 10% off, and one of AED 1,000 or more is 15% off, with no code to enter and whether or not a deep clean is booked with it. The villa set in the examples, AED 680 at list prices, comes to AED 612.

For an office floor or a whole villa, send the areas and the counts, and the total is confirmed before the visit like any other. Office carpets can be scheduled outside working hours on request.

Working out your own total and booking

Count the seats, measure the carpets, note the mattress sizes, and count the curtain panels with their height. Multiply each by the list, add them up and compare the total with the AED 100 minimum. If a deep clean or a move is coming, book the fabric items with it and take 10% off them.

The four services, with what each visit includes, are on the fabric care page. When you are ready, book online, send the photos, and the final price is confirmed to you before the visit and before any payment is taken.

Questions we get asked

How much does home cleaning cost in Abu Dhabi?

AED 55 for 1 hour, AED 65 for 2 hours, AED 30 an hour for 3–4 hours and AED 25 for each hour after that, per cleaner, when you provide the cleaning products and equipment; our materials add AED 5 per cleaner-hour. Every price already includes 5% VAT, so the figure you see is the figure you pay, with no call-out charge added at the end. A 2-bedroom apartment cleaned by one cleaner for 4 hours is AED 120, or AED 140 with our materials. Regular plans take up to 20% off every visit, and the price is identical on weekends, public holidays and same-day visits.

Is the price per cleaner or for the whole team?

Per cleaner. Each cleaner's visit is priced from the list by its length, so a team of 2 working 3 hours is 2 × AED 90 = AED 180 without materials, or AED 210 with materials. More cleaners finish sooner; and because a longer visit costs less per hour, one cleaner for 6 hours is a little cheaper at AED 170. Most customers still put two cleaners in a two-bedroom apartment so the home is done by lunchtime. You can book between 1 and 4 cleaners on a single visit.

What is the minimum booking?

One hour per cleaner, AED 55. For a whole home, two hours (AED 65) is the realistic shortest visit, and most apartments are booked for two to five hours. Deep cleaning and move-in or move-out cleaning need at least 2 cleaners for 3 hours each (AED 180 without materials), because those jobs cover the inside of cupboards, appliances, skirting boards and bathrooms in detail. The ceiling is 4 cleaners at up to 8 hours each in one visit.

What's included with materials?

Cleaning liquids and sprays, a vacuum cleaner, a mop and bucket, a broom, microfibre cloths and rags, and a step ladder — everything a normal apartment or villa clean needs, carried in by the team. Tall ladders and scaffolding are not included, so exterior windows above ground level and facade work are quoted separately. Choosing materials adds AED 5 per cleaner-hour to the visit price.

If I provide materials, does the team bring anything?

No. Without materials the cleaners arrive with their training and nothing else, so please have your own cleaning products, a working vacuum, a mop and bucket and some cloths ready before the visit starts. If something essential is missing the team cannot substitute it on the day, and the booked hours still run. If you would rather not keep supplies at home, book with materials (AED 5 more per cleaner-hour) and we bring the full kit.

Is there a travel fee?

There is no travel fee in the 18 areas we serve across Abu Dhabi, including Al Reem Island, Khalifa City, Yas Island, Saadiyat Island, Musaffah, Al Shamkha and Al Reef. Al Wathba, Al Shahama, Al Rahba and Al Samha carry a flat AED 20 charge per visit, added once no matter how many cleaners or hours you book. If your community appears on neither list, call us and we will confirm coverage before you commit to anything.

Do you charge extra for same-day, Fridays or holidays?

No. Same-day bookings, Fridays, weekends and public holidays are all charged at the standard rate, with no call-out fee and no peak pricing of any kind. We work daily from 08:00 to 20:00, and the only scheduling rule is that the work has to finish by closing time, so a long job simply needs an earlier start. Same-day visits need roughly 2 hours of notice for the team to reach you.

What if the job finishes early or takes longer?

You pay for the hours you booked. If the team finishes the agreed scope early, they stay for the remaining time and spend it on anything else you would like done — windows, a balcony, the inside of the fridge. If the property needs longer, the team leader asks you first, and the extra time is charged as the difference to the longer visit on the price list, in 30-minute steps. Nothing is ever added to your bill without your approval.

Do weekly or monthly plans cost less?

Yes. Regular visits cost less: 10% off every two weeks, 15% off weekly and 20% off for two or more visits a week (5% monthly). The discount comes off every visit and is rounded down to a whole dirham, so a weekly 2-hour visit is AED 55 instead of AED 65. There is no contract, no membership fee and no paying ahead for future visits, and any visit can be paused, moved or cancelled under the normal policy. Regular customers also keep the same cleaners wherever possible and a slot held each week.

How do I pay?

By card, online, after we confirm your booking. You send a request with nothing to pay; once we confirm it you pay from My bookings, on Nomod's secure payment page — we never see your card details. Jobs priced after photos (fabric care, AC ducts, repairs) are priced by the team first. Jobs of AED 1,000 or more take a 30% advance once confirmed and the balance online before the visit (a visit less than 24 hours away is paid in full, in one payment). The team comes once the visit is paid. There is no cash, card-on-site or bank-transfer option. All prices include 5% VAT, and a receipt for your booking can be printed or saved from My bookings.
